Meeting June 25, 2009 – Speaker Rich Postlethwait – Pillar Financial, LLC

Today once again I fell short of winning the door prize and think that I will need to be the only referral that day to have a chance to win. And even then i think my chances are slim. But as the weather warms up i look to my luck waring up as well.

Bill expanded today on delivering your 60 second presentation with some alternative methods to get your point across. A second formula could include things like utilizing stories from recent weeks that emphasize your services and what makes you stand above your competition. You may also want to think about asking about people the members know who be good referral sources, or as we like to say Power Partners, that could be introduced to you as opposed to direct referrals. As a change of pace today we had everyone while giving their 60 second introduction name their best and/or ideal client and why as a way of us to better learn about our fellow members and what they are looking for in terms of referrals. I know that i found it very interesting to hear everyone’s ideal client and why and think it will be very useful in everyone passing more leads.

With 20 years of experience in the mortgage business, I can offer sound advise when you are thinking about purchasing or refinancing your home.  As a mortgage broker, I don’t work for one particular bank …I work for you.  My job is to find you the best rate and closing cost combination with one of the 25 banks I work with every day.  Most times, the rate I can offer is lower than the rate you could get if you went directly to the bank and the best part is that you don’t pay for my services …I get paid by the bank.

Believe it or not, as Rich said, they are still lending money.  rich started out in the mortgage industry learning the business from the bottom up as a loan processor for CITI Bank, while learning the ins and outs and becoming a loan officer he found it limited in how he could help people as a loan  officer since he could only go through the one company. So Rich became a Mortgage Broker, knowing this way he has multiple options when trying to secure a loan or his clientele. If you do not know what a Mortgage Broker is, basically it means that he works for multiple banks, not just one, when tyring to secure a loan. This means he has options and can find the best fit for each particular client.

Rich talked to about the pros and cons or renting versus buying. And surprisingly I found the pros of owning a home to be much more than i knew about. I own a home myself and was not aware of all the benefits us homeowners have over renters. For starters, for first time  home buyers looking to buy $215,000 house a minimum down payment of around $7500 or so is needed. At this point the government is looking to give back to you a $8000 tax credit either through an amended 2008 return, or on your 2009 tax return. Basically this means for qualifying candidates putting down the minimum down payment that the government is going to pay you $500 to purchase a home. Sounds pretty good to me.

I really wish that I had taken more detailed notes as the benefits really surprised me and i think anyone looking for a home, especially first time home buyers, would be foolish not to speak to Rich and learn more about his services. Rich has asked all of us to come back next meeting not with an actual referral but to come back with one person they know that is renting and try to get them to call him, which I found to be a excellent idea and/or homework assignment. I had already knew of my one person  before meetings end.

Great presentation today Rich. I found it very surprising the benefits that I have as a homeowner over renting. And found your homework assignment to be very clever and inventive.
